Commercial Property Services Covid-19 arrangements – Remote Consultations

We are all facing challenging times at the moment as a result of the Covid-19 outbreak but our Commercial Department remains open for new and existing business. We are not having face to face meetings with clients unless absolutely necessary but we are able to undertake most, if not all, of your transaction from receiving instructions to completion by email or telephone. Our lawyers are working from home but we are maintaining a small core of staff in the office to process those parts of the transaction which cannot be dealt with remotely.

For the foreseeable future we are not receiving visitors to our offices without a prior appointment.

In terms of the transaction itself, we can progress this from the start and there should be no delay there. The issue for clients will be arranging completion and contractually committing to the completion date when contracts are exchanged.

If the commercial property you are proposing to purchase or lease is turnkey ready and you are hoping to operate your business from the day of completion, then you would need to think very carefully about the completion date of your transaction. Similar considerations will need to be built into transactions for any properties where you may need to carry out works before you operate from the business. With commercial leasehold property you should consider very carefully any rent free terms which you might agree with the Landlord during the period of works in case there are any unforeseen delays in getting the works completed.
